Historic properties are not just old properties. While they are generally thought of as havening reached the ripe old age of 100 years, that is not the only criteria to be considered in appraising a Historic Property. In fact, not all century old properties are to be considered historic in their evaluation. In most cases an appraiser will not consider an old property Historic unless it is listed on a Historic Register. Registered Properties are typically subject to regulation and offer owners tax advantages not found on non-registered old properties. Compliance with historic regulations typically involves additional expenses. Tax benefits can serve to help offset these expenses. These factors can greatly affect value. Given the above only appraisers familiar with Historic Properties should appraise them.
