The management of
ELLIOTT® & Company Appraisers recently announced the company's expansion
to a nationwide appraisal firm.
"We are please to announce
that, effective immediately, our company will offer real estate
appraisal service in all 50 states," said company President Charlie
Elliott. "This is a move, which we have anticipated for some time, and
now the time is right. The need to make the move is two-fold," reported
Elliott. "First, many of our clients are merging and consolidating their
operations nationwide. This has presented us with an opportunity to
provide them with service practically everywhere their needs arise.
Secondly, we are convinced that the future of our business lies within
e-commerce. More and more of our business, including the taking and
shipping of orders, is being done over the Internet. The Internet not
only is a vehicle for increasing potential orders, but also is quickly
becoming the medium of choice for transmitting our product to our
clients. This reduces both time and costs. Now, when our clients get on
the Internet to order an appraisal, they will not have to be concerned
as to whether our company covers the location of the property in
question," he continued. "Our network of offices, as well as our network
of affiliate appraisers, is growing and therefore permitting us to offer
this service. Needless to say, we are excited about this opportunity,
one which will separate our firm from most of our local competitors."

Appraisers recently announced its newest office addition in Richmond,
Virginia. The office is owned and operated by Dale White, a State
Certified General Real Estate Appraiser. Dale is a long time resident of
Richmond, has twenty plus years experience as a real estate appraiser
and consultant. Dale has in-depth appraising and consulting experience
in commercial, industrial and residential properties. His experience
also includes real estate acquisition and development as well as
economic and feasibility studies. He further qualifies as an expert
court witness in the Commonwealth of Virginia.
Dale holds a
Bachelor of Science Degree in Business Administration and Management
with a professional field in Real Estate and Urban Land Development from
Virginia Commonwealth University. Dale has owned and operated his own
real estate appraisal business in the Richmond area for the past 10
years.

For those of us who make a living on one end or the other of real estate
appraisal, "whom" is representing "whom" can become confusing
particularly for the inexperienced. Take this case for example. John
Lender orders an appraisal on property belonging to Mary Property Owner,
who pays Joe Appraiser at the door when he inspects her property for
purposes of preparing an appraisal for the home loan which she recently
applied for. John and Mary have a falling out and she delivers a copy of
the appraisal, which John gave her, to Jerry Lender and makes
application for a loan through him. Jerry contacts Joe to obtain a copy
of the appraisal with his company's name on it. The appraiser refuses to
make any changes to the appraisal or to even discuss it with Jerry. Mary
finds out and becomes furious when she is told that she is not Joe's
client and that he also refuses to discuss the matter with her. Who is
the client and what can Mary do about the problem?
The client is John, not Mary.
Mary can appeal to John to release
the appraisal to Jerry, which he is not obligated to do. Secondly, Jerry
can order a new appraisal on Mary's property through another appraiser.
This will involve another fee, which Mary will undoubtedly have to pay.
This may not see right, but Joe Appraiser is ethically bound by the
Standards of Appraisal Practice to represent John to the exclusion of
the property owner.

The
news seems to be filled with technological events, such as mergers and
acquisitions of the likes of America Online, Lycos, MCI WorldCom and the
announcement of new alliances and products on what would almost seem
like a daily basis. The real estate and finance business have been slow
to endorse this "new economy" direction up until now or it might seem
so. Such goings on in our business have been gradually happening for a
long time, and we are just beginning to feel the impact. What are they?
For starters, the merging of many large banks, not the least of which
are NationsBank and Bank of America, actions that make use of computers,
the Internet and online banking more and more popular. The National
Association of Realtors has made Realtor.com available to all realtors
for listings of all of their properties online under one website. This
high tech way of shopping for a home has changed the way real estate is
purchased, making buyers more informed and for all practical purposes,
mandating that all realtors post their listings on the web. |
