mortgages have underscored the importance of due diligence as it pertains to
the purchasing of packaged mortgages. In times past, investors of Loan
Portfolios have relied upon the representations of the seller to establish
purchasing comfort levels. In today’s investor climate, a detail Loan Portfolio
Valuation is highly recommended prior to the purchase of a mortgage portfolio.
The process may vary with the quality of the pool offered, however, it is
recommended that, at a minimum, each property in the pool undergo an exterior
inspection. It is further recommended that the loan origination appraisal for each
property be available and reviewed. Additional appraisals and/or evaluations
may be warranted in cases where discrepancies exist.
