Human resources departments within some companies,
especially larger companies, offer transferring employee’s relocation packages
which assist them in disposing of existing homes. Typically, the company will move the
employee and buy his or her home at the time of transfer. This will free the employee
to immediately buy another home in his or her new location. Relocation
Appraisals are typically prepared on Employee Relocation Council appraisal
forms. These forms differ from Fannie Mae forms used to prepare appraisals for
mortgages. The process of performing a Relocation Appraisal differs from that
of a mortgage appraisal in that, local market forecasting is required and the
cost approach is not used. Appraisers most familiar with Relocation Appraisals
should be employed to perform this service.
