In times past, investors of Loan Portfolios have relied upon the representations of the seller to establish purchasing comfort levels. In today’s investor climate, a detail Loan Portfolio Valuation is highly recommended prior to the purchase of a mortgage portfolio. The process may vary with the quality of the pool offered, however, it is recommended that, at a minimum, each property in the pool undergo an exterior inspection. It is further recommended that the loan origination appraisal for each property be available and reviewed. Additional appraisals and/or evaluations may be warranted in cases where discrepancies exist.
